When times are tough, and the economy is on the verge of a recession... what investment is the safest? Scratch that... what investment thrives in a recession?

Multifamily real estate investments, historically, out-perform almost any other investment medium in times of economic hardship. There's a couple of reasons why:

First, we need to get specific. The asset classes that we, Invictus Capital, typically deal with are C+, B-, B+ assets. This is an important distinction because these assets sit right in that sweet spot on the socio-economic scale. If you go too far either way on that spectrum and you're going to start dealing with evictions and vacancy. Believe it or not, in the 2008 market-crash, we actually saw our area of investing increase and improve.
